Amazing!!!
I am pleasantly surprised that there is such an excellent service in reality Wonderful, kind and responsive staff, good breakfast, high level cleanliness. We stayed 3 days, there was a problem with the metro, we couldn't return to Milan, the staff didn't rest until they found a solution for us. They did not hesitate to answer and surprised every time. I forgot a gold ring, they called and didn't reach me, they sent me an email and updated me. Thanks for everything! Special Thanks to niccolita and elena!!!

One of our favorite hotels in the world. The Magnolia Suite is expensive, but worth the cost for the experience. Walk down to the small house on the lake, through the beautiful gardens. There is a balcony the full length of the house over the lake.. the room is very large with a doorway out to a private area. We have been here before and the same cat from three years ago visited us every day. We had access to the pool in the hotel next door, but it was too cold this trip. Breakfast is up in the main hotel and is ample and tasty. I cannot praise this place enough. Stay in the Magnolia Suite!

As soon as we entered the building we were welcomed and warmed by the host Renzo. He is the best. He did everything and more to make sure we knew where to go first and last. He showed us what spots were the best for photos and where to go for the nicest views of the lake. The botanical gardens are HEAVEN on earth, and for just €3 each, it’s 1000% worth it. We came with no expectations and this visit is now a memory I will never forget. With stunning scenery, amazing communication from renzo and even further help to find us a restaurant to go to this experience was 10/10. Thankyou to Renzo and Hotel Villa Cipressi, we will definitely be coming back to visit!

We are veteran travelers of Europe. We booked a "deluxe lake view room" for a weekend. First, the room is ugly (unless you think the interior of a Tesla passes for luxury). Technically, there is a window that if you are 7 feet tall has a lovely view of the grounds and the lake. Those were the best parts of the stay. At some point, without disclosing the fact to anyone, this hotel changed its business model from luxury hotel catering to discriminating travelers to a wedding and event venue/nightclub that rents a few rooms to the hard of hearing or the uninformed. The grounds are lovely, however, access to them is a bit tricky. We arrived from the US Friday evening, and the restaurant and grounds were closed. The band for the wedding went until 11:00 p.m.right outside our window. After the party stopped, , we got to listen to the staff clean up the mess. We got to sleep via elephant doses of Zquil and by putting on noise cancelling headphones (I recommend Beats by Dre). Saturday was a bit better. The grounds were only closed all afternoon and evening. The wedding band ended around 8:00 and the staff had the mess cleaned up by 10:00. On Sunday, the free breakfast was served at a hotel down the street. That was less than convenient. In the afternoon, the hotel is converted into a bar/nightclub. Because of the acoustics, we got to "enjoy"the music free of charge in our hotel room. If you have no plans to spend any time at the hotel, this might be the place to stay. However, if you are suckered in by the pictures on the website and plan to have a nice quiet luxury experience at one of the most beautiful places in the world, you will be disappointed. Also, there was an impressive colony of yellow-orange mold taking host in all of the shower tile grout. This helps explain why they did not install a light in the shower...... You have been warned.....

Extremely pleased with staying here! First of all it’s so beautiful and has breathtaking garden and views. The room was updated, clean, and pretty good size. The staff was extremely nice and helpful. My favorite person that helped a lot was Renzo! You can tell he truly loves his job and has his heart set in this villa. He gave us the history of this beautiful place. He’s super caring. I’m currently pregnant and anything I needed he went over and beyond. Room service also was great they gave anything that’s asked for. Will come back here!

This hotel was amazing. My wife and I stayed 2 nights and we were amazed by such history and architecture. The rooms are quite big and would recommend the lake view. I’ve traveled around the world quite a few times and very rarely do I come across staff that are super nice especially Renzo, he helped us with everything and built the best itinerary for our next day in Como he even gave us a tour of the hotel and gave a little history lesson, he went out of his way to find a parking spot for our rental car AMAZING!!! I truly recommend this hotel if you stay in Varenna

Stayed here for a night and overall I would say the experience was very average. The things that I disliked were that I was given a different room than expected. I didn’t even realize until after my stay when I went back to look at my confirmation email with the pictures of the room. ALSO, they would not let me take a few engagement pictures in the common areas with my photographer. They were going to charge me €300 to take a few pictures that would’ve lasted 20 mins. I definitely wasn’t paying that! If I paid for the room/stay me taking pics in the common area should be included. The staff was also kind of rude. I would probably never stay here again.

Our stay was not what we paid for. The staff was extremely rude. The biggest issue we had was the shower. It didn't drain and would fill up with water that went above your feet within a few minutes. We asked the hotel twice to fix this and still it remained an issue the entire stay. The final issue came when we checked out. Their shuttle was broken, so they advised we taxi to the train station. I asked how much this would cost, and was told 5€. The taxi driver told us it was 10€. The additional amount isn't a big issue. The issue was the rude and incompetent staff. With the shuttle broken, the hotel should have absorbed the cost of the taxi. Instead we were met with rude staff and were never contacted back by management despite asking. Shame on "R Colletion Hotels". Corporate leadership should very much look into their staffing at the Cipressi.

When i did the checkout they forgot to coordinate it with their financial department so they charged me the deposit for the reservation all over again! They assured me they were gonna refund me those 94euros within a week, and they gave me a paper with their stamp. However it's been a month and I didn't receive anything. Tried to email the hotel, they said they were gonna reply to me soon and until today I didn't get any reply. Definitely don't recommend this place.

Me and my wife stayed here on our honeymoon from 4-6 June, and I first just want to say that we have both worked in luxury hotels and fine dining restaurants, so we feel our insights and comments are pretty valid. Firstly, the hotel building and gardens are lovely and the views are stunning. The rooms are pretty basic (probably too basic for the price) but clean and nice at least. The breakfast buffet is well worth complimenting too, and was probably the best thing about the hotel. However, the place (at least during spring and summer it seems) is basically just a wedding/event venue, and sadly none of this is communicated prior to arrival. There was a wedding here each day of our 3-day stay, and what this means is that the nicest parts of the hotel grounds (bar, terraces, outside veranda) are closed to leisure guests. This was hugely disappointing for us as it was a big part of why we wanted to stay here. We also paid and booked ourselves into the only balcony room since it was our honeymoon, but this was effectively off limits too since it was situated right on top of the terrace/veranda area where the wedding party went on until 11pm. This was hugely disappointing. In confirmation of what a few other reviews have said too, the hotel seems to send guests over to their significantly more basic sister hotel for a lot of facilities, like welcome drink, since their own bar and facilities are reserved for wedding guests only. We communicated our thoughts after our 1st night, as well as when we checked out, assuming that at a hotel that charges such a premium we would be compensated in some way, shape or form. However, we were just told that this is an issue they are aware of, and the female receptionist (who we guessed was the front desk manager) merely told us that this was a known issue before walking off so that we were not able to continue our complaint. As a kick in the teeth, a few days after we got home, the hotel sent us a 10% discount code off our next stay. It’s a shame they couldn’t have extended this on our current stay, which might have encouraged us to come and stay again. As it stands though, and unless hotel villa cipresse changes from effectively being a wedding venue to a luxury hotel, it is unlikely we will.

This hotel books weddings every night and the music plays so loudly that it shakes your room until 11pm. Then the party goers yell and scream until midnight. They gave us complimentary drink cards when we checked in but the bar was never open because of the weddings. You can’t sit out on their patio with the fountain because there was always a wedding. The hotel and the staff were wonderful but they have no regard for their hotel guests and only place importance on the weddings they book

It was my second time at the hotel and it was very good, just like the first time. This time I took the standard room, it was a bit small but OK for 1 night. 🔷️ ROOM: Nice & neat, bright & solid design with nice view to the botanical gardens. Bed was comfy and there was a very good water pressure in the shower. 🔷️ BREAKFAST: There is nothing more relaxing and beautiful than sitting in their balcony, enjoying the view. Food selection wasn't wide but sufficient and you won't stay hungry. 🔷️SERVICE: Nice & kind staff. There was a wow 👌 effect at the checkout- the reception staff prepared a nice bag to go with water, cookies & candy, it was such a nice thought ☺️ 🔷️LOCATION: Small town so it's central. We used their free shuttle van from the train station and to ferry boat station. Thank you for your welcoming accommodation.

We stayed here for 2 nights on a 2 month tour of Italy. It was a beautiful location and hotel. Everything about it was lovely. The service was excellent in every way. There are botanical gardens on their property which you have access to during your stay and they are amazing. Breakfast is included and we have never been to a better breakfast buffet in all our years of staying in hotels. Every little amenity was there including bathrobes and slippers. We hated to leave. Much appreciation to the entire staff for making our stay so perfect.

Sadly our Easter weekend at Hotel Villa Cipressi was quite a frustrating experience - especially considering its price range. We have stayed at other hotels in the Lake Como area within the same price range and always had a great time and enjoyed a much better service. It seems like Hotel Villa Cipressi relies solely on the beauty of the surrounding botanic garden (which truely is gorgeous) with absolutely no emphasis on providing an enjoyable experience for hotel guests. We raised several issues and questions at the reception but not much effort was made to help or at least cooperate. After several attempts we just gave up and tried to spend as little time as possible at the hotel. The reception staff was rather polite - but anything more than checking guests in and out seemed like to much of an inconvenience for them. We stayed in a room on the first floor. It was very clean, had a nice view of the lake and beautifully painted high ceilings. The furniture and atmosphere however reminded us more of an unpersonal mid-range business hotel (seemed different from the pictures we saw, but if the rest of our stay would have been more enjoyable it propably would not have bothered me). Unfortunately the bed was hard as a rock (and we are not even older or overtly sensitive about that). We asked the receptionist for a topper or some sort of other solution but after reminding her several times she just said there was nothing availabe. We ended up stuffing blankets under the sheets like I had once done at a youth hostel years ago. The room was very poorly soundproofed - you could hear every step, word and slamming door from the hallway at all times. As all the doors are old you have to pull them shut kind of noisily, so there was a lot of door slamming throughout the morning until late at night. Once everybody's asleep it is very quiet though. There also was a weird smoke detector at the ceiling which had a green flash light effect at all times - especially disturbing at night. And one especially windy night small flaky parts of the ceiling fell down. The botanical garden is breathtakingly beautiful. Unfortunately there are only a few wooden benches to sit on and as the garden understandably is overun by tourists during the day it's hard to find a quiet place to enjoy it. There are also no benches, sunbeds or any other comfortable lounge places for hotel guests in the garden or on the terrace except for at the bar where drinks costs twice as much compared to any other place we visited in Varenna. It does have an amazing sunset view though - so it's worth spending the extra bucks then. You are unfortunately also not allowed to stay by the pool of the neighbouring hotel where breakfast for guests of Hotel Villa Cipressi is served. Even when the pool area is completely empty. Breakfast at the neighbouring hotel was good with a wide variety of cooked and fresh food. The breakfast staff there was very friendly but it felt like they were understaffed as there was a shortage of plates and bowls most mornings. Also the breakfast room is completely packed with tables and if you have to sit close to the veranda doors you get the doors slammed in your face constantly followed by a cold breeze when people enter. As some of the doors are jammed also be prepared for constantly having to open them for arriving guests when there is not enough staff around. Not the most relaxing breakfast experience. Overall I would not have felt compelled to write this review if this was a budget or mid-range hotel. But as we paid around 400 Euro a night we honestly expected more and the whole experience was just very dissapointing!

We spent three nights here in September. There was no prewarning that there was a wedding taking place all afternoon when we arrived, taking up the main terrace and overlooked and overheard from our window just above the main terrace. There was also no warning that breakfast is not served on site. There is no lounge area to sit indoors other than in the bar area. There was an alarm light that flickered all night in the rooms. We paid the same for two rooms though one was much smaller than the other. There should be a notification that this hotel seems to be geared more for functions which impact on leisure travelers. Rooms are very basically furnished.

Amazing hotel at the amazing location. Our corner room had expansive view of Lake Como and the garden. It was such a treat!!! The stuff was very helpful, particularly arranging our COVID test. The room was contemporary and well maintained. The buffet breakfast was at Royal Vitoria with a scenic stroll through the garden. Overall, we were very happy with the stay.

Location, gardens, views are splendid, however, the service is sub-par and the rooms are not very cozy. The hotel shares many amenities with its sister hotel next door which is average. At check-in the manager have us a hard time about the booking despite having a printout that clearly showed what we had booked , he made us call Amex and until he received a formal email from there would not assign us the rooms. Bar was not even open at the hotel. The rest of the staff was average and helpful. The hotel has 2 sections so it feels broken and disconnected as well. Service is taint. Would recommend Varenna for a visit but not sure if I would stay there as it is a quieter town.

Great for Location, gardens, views. The Maitre'D of the hotel restaurant nearby you have to go to for breakfast and dinner, didn't get his name, slim, well dressed and bald head.... he would be the reason i would go back to this hotel, he was absolutely exceptional and could be seen everywhere, including helping moving tables, chairs, inspirational.
Bad for the following, No service for food at all in the Cipressi itself. Not even bar type bites. Drinks service shocking. Inattentive. Extremely poor. No sure fire method either for reserved tables to eat in town. No influence. Best hotel in town and no fixed reservations for guests. So if no booking made prior to arrival no chance to get into even a reasonable place to have dinner. Early or late.
The male manager telling my wife as she approached him on our departure if she was coming to apologise to him tops off the reason i would not return, some form of superiority complex.
Average service taints a nice hotel
Stayed here for a weekend trip in early October 2021. The hotel is beautiful but it’s sister hotel (Royal Victoria) is far less nice and beware some facilities are shared between the adjacent hotels . Booked a massage for two at the reception of Villa Cipressi where there was a tremendous mixup between the two hotels and they ended up charging me to use the spa facilities and had not booked the massage. I only found out until after paying and initially they really pushed us to try and make use of the spa facilities rather than the massage we had booked and paid for. When we asked to see if they could make their issue right they couldn’t and wouldn’t. They also seemed reluctant to refund the money - not what you’d expect from such a nice hotel. They eventually did refund the money but in cash and not back onto the card. It was incredibly inconvenient to receive Euros on the last day of the trip to say the least but worse of all was that the hotel made zero attempts to make their error right. I was told there was a miscommunication between myself and the receptionist on wanting a massage rather than spa use which is hardly plausible seeing as the receptionist and I even discussed the menu of massages and when and how I could choose which massage to have. All of this incredibly had to be attempted to be sorted at the reception of the Royal Victoria hotel and not at the reception of the hotel Villa Cipressi where I booked, stayed and paid for. Miscommunication between the two sister hotels is rampant. When I called Villa Cipressi to book originally they also mistakenly booked me at Royal Victoria and I thankfully noticed and had to call back to rearrange.
If you stay at Villa Cipressi make sure you have nothing to do with Royal Victoria, and expect service to be hit and miss. Shame this all happened on the last day, shame further no efforts were made to make things right. This would have made all the difference and most hotels would not have just done nothing after such an issue. I would pick a different hotel going forward as the service is not commensurate of the price. Rooms are OK and clean typical of hotel of this category. Breakfast is average / good.
Magical Place
We spent a long weekend at this hotel and would recommend it fully to anyone looking to enjoy Lake Como’s beauty and splendour. If you plan a wedding at Lake Como you certainly should not look any further…..this place is hard to beat. If you are not attending a wedding….count on a bit of “happy” interference but all very manageable.
