Lovely, romantic, boutique inn
Service was personal and friendly. Breakfast was substantial and served by our always smiling host, Bailey. Breakfast tacos with a green chili hollandaise was as good as it sounds. Afternoon tea and cofee with homemade cookies was a nice welcome treat. Bed was very comfortable with extra pillows and the high end spa bath robe was a nice touch. High-end coffee options in the room. Heated floors in bathroom were also appreciated. Short walk to Old Town and the other direction continues up the beautiful tree-lined boulevard. Everyone we met in the neighborhood on our afternoon walk said hello like they knew us. Definitely will return!

This Inn was one of the best places we stayed on this trip. The rooms were beautiful. The staff was amazing and always there to make suggestions or supply whatever we needed. Tasty breakfasts. Walking distance to historical downtown restaurants and shops. We loved it!

My husband and I stayed a night at Edwards House and Wow! The house is so inviting and beautiful, our room was the Meldrum room! The bed was the most comfy bed we ever slept in. I haven’t been so relaxed and without stress in a long time! Everything and everyone (staff) was the best and so sweet! Our breakfast was delicious and the location to “Old Town” is so close to Edwards House for walking! We both just loved our stay and can’t wait to return! If your looking for gorgeous, historic, memorable, clean and kind, helpful staff the EDWARDS HOUSE is that place to stay! Thank you Abbie!

We spent 2 wonderful nights in the "Sherwood" room, featuring a Comfy King sized bed, ensuite, shower & claw foot tub, the tile floor in the bath was toasty warm 1st floor location was just perfect! The front porch offers several relaxing chairs to sit and take in the street view. Amazing architectural gem! The staff is outstanding Renae was great and Courtney was Phenomenal! The hot daily breakfast was Amazing especially the "Strawberry shortcake pancakes! YUMMMM ! There is a beverage bar fully stocked with, coffee, tea, and soft drinks available all day long! Location is a short 3 blocks from the downtown area. Absolutely, one of the finest places we've stayed! Keep up the GREAT work, and amazing hospitality! Cheers! John & Dora T., Rhode Island, USA

We spent a pre-holiday weekend in December and it was magical! Our corner room on the second floor was cozy with a lot of light and a fireplace. Everything we needed was within walking distance (we did an amazing and fun 3-hour old town food tour) and so we were able to come back for a rest and to warm up whenever we felt like it. Breakfast was out of this world! Most of the other guests we met in passing were repeat guests which is always a good sign. Why would I want to stay anywhere else?!?

I loved the historic house and public sitting areas in the high ceiling, dark and moody libraries! Coffee and cookies were readily available! The room was spacious with a fireplace and an updated bathroom! Ear plugs are next to the bed to muffle the (also historic) 6:00 a.m. whistle of the train as it travels through Old Town. Delicious breakfast in a sunny room with fresh flowers on the table! Had drinks and dessert at the Ginger and Baker restaurant/shop in the nearby historic mill.

Edwards House is very nice B&B. The location was perfect to be able to walk to Old Town. Didn't need the car at all once I'd parked. The property is very well maintained and clean with easy to use self-check in. The bed was very comfortable with proper linens. It's a nice balance of luxury without being excessively expensive. We had a good breakfast and met some fun people while there. Staff was very helpful and friendly. It will probably be my "go to" B&B when I'm in Ft Collins.

My husband and I stayed one night at the Edwards House, for our anniversary. We live in Denver and just wanted to get away for a night to a place that was not too far from home. I chose the Edwards House for our stay because I love staying at bed-and-breakfasts and it got good reviews. First, the positives: The location is excellent, just a 3 block walk from the main street (College Avenue) in old town. The house is clean and our room and bathroom were updated. But from my perspective, the experience was cold. There were no proprietors onsite, and all communication was via text on my cell phone. We were given a code for the back entry and found our way to our room. There was nobody around. We had ordered a "charcuterie board" for our arrival. We had to find it in a small refrigerator in a back room, and there was no "board" but a cardboard box (think pizza style box) with a couple of little wooden sporks for cutting brie that was included. No plates, no napkins. While there was a front porch on the house, the door was locked, so sitting on the front porch was not part of the experience. Also, for those who expect vintage furnishings in a B&B, you won't find that here. The updates include clean but contemporary upholstered furnishings. We chose a time for breakfast (via text, 1/2 hour for breakfast), and while we were served by a warm, friendly house manager, the food was from a nearby "Snooze" restaurant (a chain that we have in Denver). We had French toast, which tasted good but was a modest serving--and the bacon was microwaved. Other than choosing whether we wanted fruit and orange juice before the meal, there was no choice about what we ate. To conclude, we won't go back there, because it wasn't what I want in a B&B experience (especially not for the price). I should point out that there was a couple there from Hawaii visiting their daughter, and they were quite happy staying there. So my reaction is clearly due to my expectations about a B&B experience.

We stayed here over Christmas while visiting family. The house was decorated with a beautiful tree, lights, and greenery. Every inch of the house is tastefully decorated and super comfortable. Not ruffles and lace -- gracious and timeless decor. We had delicious breakfast every morning, and there were fresh homemade cookies every afternoon. The location can't be beat -- just a short walk to downtown's shops and restaurants. My only recommendation is that we would have enjoyed knowing the history of the house and seeing pictures of the renovation (which is impeccable). Also, I would like to have been able to buy the delicious house tea blend!

I honestly can't say enough nice things about Edwards House! I was impressed with the room (heated floors in the bathroom are a GAME CHANGER), breakfast, amenities and service. It was a great casual and quiet weekend.
We have family in Fort Collins but I will absolutely splurge and treat myself with staying at Edwards House in the future. BRAVO!

Charming and lovely! We spent three nights at this well appointed B&B. From the front porch “sittin”charm to the delicious breakfasts to warm cookies in the afternoon to a pleasant manager of the house, made this a wonderful long weekend for my hubby and me. Our room was very comfortable and small details made it charming. Just a few blocks away from a vibrant DT made this location perfect. We will be back again to enjoy the Edwards House. Thank you Jainie for being so gracious and welcoming:)

My husband and I used Edwards House as the reception location for our small wedding. We were absolutely blown away by the beauty of this place. The staff was amazing, Abbie was extremely helpful. She went above and beyond to make sure that we were happy with our wedding. An absolutely amazing day. Will definitely be returning for a staycation.

Very well restored and maintained. Clean, quiet, and very conveniently located. I would also move in permanently. The location is fantastic and surprisingly quiet being so close to the "Old Town" center. We were warned about the possibility of a freight train's horn in the night but didn't experience it. Regarding breakfast, if you want extra bacon bad enough, you can get it. As one reviewer wrote, the pancake breakfast, though delicious, is a bit short on protein. Overall, highly recommended.

This was our second time staying here and it was just as wonderful as before. Clean, gorgeous accommodations with very pleasant staff. Rooms are very comfortable and there are 2 lounge areas to relax in. Walking distance to downtown. I would move in permanently if I could!

Edwards House is a grand mansion with a history, located a delightful 10-minute walk from "Old Town" Ft. Collins. It's a little further away from the Colorado State U campus, but still walkable. We stayed in the Avery room, with a very comfortable king bed, elegant amenities, and a bathroom in which the finishes and furnishings bespoke "only the best will do." Unlike some older B&Bs that suffer the afflictions of structural age, everything at Edwards House worked well -- the room was comfortable in 90+ degree heat, good water pressure, lots of hot water, nice and quiet at night, etc. (the TV offered a picture that was fuzzy, at best, but I suspect that was due to the cable provider and not Edwards House, since the TV itself was a very recent vintage Samsung smart TV). The breakfasts were delicious, the staff gracious, friendly and professional, and there were lots of little places inside and out to sit and visit or enjoy a book. Friends recommended Edwards House enthusiastically to us, and we will do the same.

We had the pleasure of staying 3 nights in the Fuller suite. It was wonderful! The house is located a few city blocks away from all the downtown action. The rooms were very clean and staff was delightful. We appreciated the 24/7 drink station ( pebble ice 🙌🏾) and fresh cookies put out daily. Such a cool historic home! The breakfasts were really good and a great start to our days. If I had one improvement, it would be to maybe add another protein offering when they have the sweeter breakfasts. The pancakes are delicious but come 10:00 we were crashing from our sugar high. Bacon was cooked to perfection crunch and avocado dishes did not disappoint! Look forward to visiting again!

This nice little house sits in the historic district of Fort Collins, Colorado. It is walking distance from the Discovery Museum, with all kinds of friendly, polite coffee shops to visit. Lots of beautiful flowers around. The rooms are extremely clean and comfortable! The house definitely makes you feel welcome. The employees are great about contacting the guests via email and text messages. Nice patio area to enjoy a delicious breakfast that’s chose the day before. The Meldrum Room has a very welcoming, relaxing feeling, with a fireplace that lights with the flick of a switch. My bathroom is super fancy, with a skylight window (the window is high, so your privacy is intact, but has lots of natural light). There is a gazebo area that gives great vibes. I would definitely like to stay longer, and would highly recommend if visiting the Fort Collins area. Very convenient self-check in process as well. 9.5/10.
